1. Who we are and what these terms cover
PropertiesAPI ("we", "us") runs propertiesapi.com and the API at api.propertiesapi.com. These terms apply when you use either, including the free demo and the waitlist. By creating an account, using an API key or using the demo, you agree to them. If you use PropertiesAPI for a company, you confirm you can bind that company to these terms.
2. The service
PropertiesAPI returns property and listing data shown on public Zillow property pages, as JSON, for a Zillow link or an address. Lookups are made live at the time of your request through a third-party data-collection provider, so they take time (typically 8 seconds, up to about 20) and can fail.
PropertiesAPI is an independent service and is not affiliated with, endorsed by or sponsored by Zillow. The data isn't official and isn't licensed from Zillow. Zillow is a trademark of Zillow, Inc.
3. Data is provided as-is
All data is provided as-is and as available, without any warranty that it is accurate, complete, current or fit for a particular purpose. We return what a public page shows at the time of the lookup. We don't check it against other sources. Fields a page doesn't show come back as null.
We can't grant you any rights in Zillow's content or in listing photos. Photos are returned as links, and their copyright usually belongs to the photographer or the listing broker. Whether you may store, display or republish any of the data is your responsibility, including under Zillow's own terms of use and the law where you are.
4. Your account and API keys
- Give us a real email address and keep it up to date.
- Keep your API keys secret. Use them from your server, not from a browser or a public repository. Anything done with your key is your responsibility until you revoke it.
- Keys belong to one account. Don't share, sell or resell access to them.
- When self-serve keys launch, keys will be stored in hashed form and shown only once, when you create them.
5. Plans, billing and credits
Planned plans, prices and included lookups are listed on the pricing page. Nothing is charged today. Paid plans, when available, follow these rules:
- Our policy is to bill only successful lookups. Failed lookups and repeat lookups served from our cache aren't billed.
- Paid plans renew monthly until you cancel. You can cancel at any time, and cancellation takes effect at the end of the current period.
- Unused lookups don't roll over.
- We may change prices for future periods with at least 30 days' notice by email.
6. Acceptable use
Your use must follow the Acceptable Use Policy. In particular, you may not use PropertiesAPI or its data for tenant, credit, employment or insurance screening, or for any other purpose covered by the Fair Credit Reporting Act (FCRA). We aren't a consumer reporting agency.
7. Limits, availability and changes
When paid plans are available, each plan will have rate and volume limits, published on the pricing page. There is no uptime commitment, and we may change, add or remove fields and endpoints. We'll try to give notice of breaking changes to documented fields.
8. Suspension and termination
We may suspend or close an account, or revoke a key, if it breaks these terms or the Acceptable Use Policy, puts the service or others at risk, or if we're required to by law. You can stop using the service and close your account at any time.
9. Disclaimers and limitation of liability
To the extent the law allows, the service is provided without warranties of any kind, express or implied. To the extent the law allows, we aren't liable for indirect, incidental, special or consequential damages, or for lost profits or data, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.
10. Indemnity
You agree to cover our reasonable costs if a third party makes a claim against us arising from your use of the data or your breach of these terms.
11. Changes to these terms
We may update these terms. If a change is material, we'll email account holders before it takes effect. Continuing to use the service after that means you accept the new terms.
12. Governing law
[To be confirmed by the owner after legal review.]
